Request a Private Property Review
Tell us about the property, your timing and anything important you'd like us to know.
The initial request does not obligate you to sell, and it does not obligate us to make an offer. It opens a private conversation, nothing more. You do not need professional photographs, an appraisal, a survey, a renovation estimate or a prepared listing package to start.
Most of what is useful at this stage is simple: where the property is, roughly what it is, its general condition, whether there is water access, and what your timing looks like. If there are circumstances that matter to the sale, such as an estate, a relocation date or a co-owner, telling us early saves time later.

We Evaluate the Property Privately
We review the property, location, condition and other relevant information. If appropriate, we'll arrange a private property visit.
Repairs, staging and public marketing are not required for the evaluation. There is no MLS listing, no open house and no marketing campaign involved in this step. We are assessing the property for our own account as the purchaser.
If the property looks like a potential fit, we will arrange a single private visit at a time that works for you. The purpose is to see the property as it is, not to photograph interiors and personal belongings for public marketing.
Some properties will not fit our acquisition criteria, and we will tell you that plainly rather than leave the question open.

Review a Direct Offer and Decide
If the property fits our acquisition criteria, we'll present a direct purchase offer. You decide whether it works for you. There is no obligation to accept.
The offer is written, and the specific price, terms, conditions and closing schedule are set out in it and in the purchase contract. That is the document to evaluate, not a verbal range.
Take the time you need with it, and compare it against the alternative on the terms that matter to you: privacy, preparation, certainty, timing and net proceeds rather than headline price alone. Reviewing our offer does not prevent you from pursuing a traditional listing instead.

EVALUATION CRITERIA
What We Consider
Every property is evaluated individually. The factors that generally matter are the location, the property type, the condition of the home and the site, the waterfront characteristics where applicable, available market information, and the specifics of the individual property and transaction.
- Location: the community, the immediate surroundings and the setting of the property.
- Property type: single-family home, estate property, waterfront residence or an architecturally distinctive home.
- Condition: the current state of the residence, the systems and the site, including any deferred maintenance or storm-related repair.
- Waterfront characteristics where applicable: frontage, views, dockage and lift, water depth, bridge clearance, route to open water and seawall condition.
- Market information: the available information about the local market and comparable properties.
- Transaction specifics: title, ownership structure, estate or court requirements where they apply, timing and other terms particular to the property.
Not every property will fit our acquisition criteria, and a review does not mean an offer will be made. Where the property is not a fit, saying so quickly is more useful to an owner than an open-ended process. See the situations where a direct sale may make sense →
COMMON QUESTIONS
Questions Owners Ask First
Do I have to make repairs first?
No. Repairs, updates, staging and renovations are not necessary. We evaluate the property in its current condition. Condition is one of the factors we weigh, and it can affect an offer, but it does not need to be corrected before a conversation.
Will my home be publicly listed?
Not by us. A direct purchase does not require an MLS listing, open houses or broad public advertising. If you later decide a traditional public listing is the better route for your property, that option remains open to you.
Do you need photographs of my belongings for public marketing?
No. Your home's interior, personal belongings and private living spaces do not need to be photographed for public marketing. Any property information or photographs we request are used to help evaluate the property, not to advertise it publicly.
Is the Property Review an obligation to sell?
No. Requesting a review does not obligate you to sell, and if we present an offer there is no obligation to accept it. A review also does not obligate Private Luxury Home Sales to make an offer, because not every property fits our acquisition criteria.
Is your purchase dependent upon mortgage financing?
Our direct purchase is not dependent upon a buyer obtaining mortgage financing. The specific terms and conditions of any purchase are set out in the written offer and purchase contract.
Can I choose my closing date?
You can choose a closing schedule that works for your circumstances, subject to the requirements of the transaction. Title work, payoffs and, where they apply, estate or court requirements still affect how quickly any sale can close.
