Each of the points below describes how a direct purchase differs in structure from preparing a property and marketing it publicly. None of them is a promise about price, and a traditional listing remains the stronger route for an owner whose priority is maximum market exposure.

A direct sale does not require broad public marketing, MLS exposure, open houses or repeated showings. Your home's interior, personal belongings and private living spaces do not need to be photographed or displayed publicly for us to evaluate the property.

For many owners of exceptional property, that is the whole point. A public listing is, by design, an announcement. Photographs of living spaces, floor plans, addresses and price history are published where neighbors, colleagues, household staff, family members and anyone else can find them, and they tend to remain findable long after a sale closes.

Selling directly keeps the discussion between you and the purchaser. We ask only for the information reasonably needed to evaluate the property, and any photographs or documents we request are used for that evaluation rather than to advertise the home publicly. COST STRUCTURE

No Traditional Listing Commission

Because Private Luxury Home Sales is purchasing the property directly rather than listing it for sale, there is no traditional Realtor listing commission.

The distinction is the role, not a discount. In a listing, a brokerage is engaged to market and represent the property, and its compensation is negotiated in the listing agreement. In a direct sale, we are the buyer, acting as a principal for our own account, so no listing engagement is created.

Other ordinary transaction costs can still apply, and they depend on the contract: title work, documentary stamps, prorations, legal fees, payoffs and similar closing charges. PROPERTY CONDITION

Sell As-Is

Repairs, updates, staging and renovations are not necessary before we evaluate the property. We consider it in its current condition.

That includes the things owners most often assume have to be resolved first: dated kitchens and baths, worn flooring, deferred maintenance, roofing and mechanical age, storm-related repairs, a pool or dock needing work, or a home that simply has not been updated in some years. Condition is one of the factors we weigh, and it can affect the offer, but it does not have to be corrected before a conversation can happen.

TRANSACTION CERTAINTY

No Financing Contingency

Our direct purchase is not dependent upon a buyer obtaining mortgage financing.

In a financed transaction, the sale can rest on a lender's underwriting and on an appraisal supporting the contract price. At the luxury end of the market, where comparable sales are thinner and properties are less alike, that step introduces real uncertainty, and it usually arrives weeks after the contract is signed.

Removing the financing contingency does not remove every condition from a transaction. The specific terms, conditions and timing of any purchase are set out in the written offer and the purchase contract for that property.

TIMING

Choose a closing schedule that works for your circumstances, subject to the requirements of the transaction.

Timing is often the reason an owner looks at a direct sale in the first place: a purchase elsewhere, a relocation date, an estate or family matter to resolve, a seasonal move, or simply a preference not to carry a property through an open-ended marketing period.

We will work with you on the closing date and on practical points such as possession and access. Title work, payoffs, estate or court requirements where they apply, and other standard transaction steps still set outer limits on how quickly any sale can close.

DECISION ORDER

A Clear Alternative Before You List

An owner can explore what a direct purchase could look like before deciding whether to prepare, photograph, show and publicly market the property.

Comparing the two routes is easier with something concrete in hand. A review tells you what one real alternative looks like, so the choice is between two known options rather than between a plan and an assumption.

A private direct sale is one option among several. An owner who wants the broadest possible buyer exposure and competitive bidding is generally better served by a traditional public listing. Normal closing costs may still apply depending on the contract, and every purchase is governed by its own written offer and purchase contract.
